October's BTO launch: 7,970 flats, six towns, one last chance this year

The final BTO exercise of 2026 lands in October, and it's a big one: roughly 7,970 flats across Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun. If you've missed out in February or June — or you've been waiting for the right town — this is the one to prepare for.
The headline: Bedok's Bayshore precinct
Two projects, 2,500 flats, and a location that genuinely excites me: the new Bayshore waterfront precinct, one minute's walk from Bayshore MRT and ten minutes on foot from East Coast Park. Temasek Primary is within the 1km priority radius. Singles, this one is unusually generous to you too — nearly half the supply is 2-room Flexi.
The trade-off? Both projects are expected to launch as Prime — which means a longer 10-year MOP, a subsidy clawback on resale, and tighter resale conditions. Beautiful location, longer commitment. Go in with your eyes open.
My quiet favourite: Toa Payoh at Caldecott
1,430 units literally next to Caldecott MRT, where the Circle and Thomson-East Coast lines cross. CHIJ Primary and Marymount Convent within 1km, MacRitchie a stroll away. It also includes Community Care Apartments — so if you're helping ageing parents plan, this is a rare chance to keep the family close. Again, likely Prime; again, worth it for the right household.
Good value now, or worth the wait
- Geylang (Mattar), 440 units — the first fresh supply here in a while, in a mature estate with hawker centres ten minutes' walk away. Small project, likely Plus, and pent-up demand could make the ballot competitive.
- Yishun (Chencharu), 1,580 units — the fifth project in Yishun's newest precinct, with a hawker centre, retail and bus interchange planned. You're early to the precinct but inside a mature town — a nice balance.
- Tengah, 710 units — near the future Tengah Plantation MRT (mid-2028) with shops downstairs. If you can live with the wait while the town matures, the entry price is typically kinder.
- Sembawang, 1,310 units — the most affordable path in this exercise, with three primary schools within 1km. The MRT is a bus ride away, so it suits households who value space and price over doorstep connectivity.
Insights — what this means for you
- Match the classification to your life plan, not just the location. Prime and Plus flats come with 10-year MOPs and resale conditions. If you might upgrade within a decade, a Standard flat in Sembawang or Tengah may serve you better than a postcode you'll be locked into.
- Applying with parents or as a multi-gen household? Toa Payoh's Community Care Apartments and Bedok's family-centric precinct deserve a hard look.
- Singles finally have real volume — the 2-room Flexi supply at Bayshore is substantial. Prime rules still apply, so read them before you fall in love with the sea breeze.
- Don't fix your heart on one town. Your ballot chances differ hugely between a 440-unit Geylang project and 1,580 units in Chencharu. Having a first choice plus a backup beats betting everything on one town.
